i tried to connect from 24 and 12V to 5/9/12v but result was always the same... step down work from 0 to 6v(adjustable) whatever pin you solder..

BG105174194 Youneed to cut a trace on the board (close to ADJ pins) to disable adjustable potentiometer.The trace id adjacent to ADJ print - looks like letter H. Then you use set outputs by shunting the set voltage pins (3.5 or 5 or 9 or 12V)
